Native Land announces further letting at Arbor, as Winckworth Sherwood takes two floors.

Leading Law firm Winckworth Sherwood to take 27,400 sq ft over two floors within the next-generation, sustainable workspace building. 223,000 sq ft Arbor is the first building to complete at Bankside Yards. Previously announced occupiers include the FTSE 100-listed Smiths Group plc,The Carbon Trust and Lewis Silkin.

Native Land has announced a new letting at the recently completed Arbor building at Bankside Yards. The leading law firm Winckworth Sherwood will relocate its headquarters from the nearby Minerva House to 27,400 sq ft of space on the eighth and ninth floors. Winckworth Sherwood’s relocation to Arbor allows it to remain in Southwark, taking advantage of the area’s unparalleled cultural and leisure amenity, which includes Tate Modern and The Globe Theatre, along with outstanding transport connectivity.
Arbor represents a significant upgrade in sustainability credentials. Arbor is net zero in operation, which was a significant factor in Winckworth Sherwood choosing the building, and is also of the quality which will support the firm in continuing to attract and retain the best talent. Arbor is one of the few newly completed, ESG focused, prime office buildings in the central London office market and has already attracted significant interest from occupiers.
The leading global climate consultancy, The Carbon Trust, relocated its global headquarters to a 13,800 sq ft floor of the building in March 2023, while law firm Lewis Silkin has moved into 28,000 sq ft on the sixth and seventh floors after taking a pre-let in December 2021. The FTSE 100-listed industrial technology business Smiths Group plc completed a deal to move its headquarters to Arbor from St James’s Square earlier this year. Arbor is a 223,000-sq-ft next-generation sustainable workplace designed with the needs of future occupiers in mind and the first building to complete at the 1.4 million sq ft Bankside Yards development.
Designed by PLP Architecture, Arbor provides 19 storeys of office accommodation. It will meet the expanding demand from businesses to be based in Bankside and SE1. In addition to terraces on every other floor, the building has two unique double- height floors; a 6m high space on levels 2 and 3 to be used as an auditorium or creative workspace, and a “loft space” on level 19 both of which were inspired by the world renowned Turbine Hall at the nearby Tate Modern. Native Land is co-investing joint venture partner in Bankside Yards, alongside Temasek, Amcorp Properties Berhad and Hotel Properties Limited of Singapore.
Bankside Yards is the UK’s first fossil fuel-free major mixed-use development. All its electrical power will come from fully renewable sources. A pioneering fifth- generation energy sharing network will deliver reductions in energy use and enable the site to achieve net zero carbon in operation. Arbor is a ‘smart’ building with the potential for its own digital twin – a 3-D replica of the building that provides real time analysis to monitor and improve its efficiency. Native Land has partnered with Smart Spaces, the leading technology providers in building management, to develop Arbor’s technology infrastructure. Andrew Kinsey, the partner at Winckworth Sherwood who led on the deal for the tenant said: “We’re delighted to be relocating to Arbor.
